I started Cohorts because it’s something I wish I’d had years ago:

  • a close group of high-level real estate operators, founders, principals.

  • a private network of mentors and peers that help me avoid the mistakes they’ve already made.

Over 10 years, at every stage growing my real estate private equity business, I made lots of mistakes. Mistakes I look back on now as “really, really stupid.”

We had property management in-house and then outsourced it. We were our own GC and then weren’t. We had 0 fees for ~5 years, then got smart and added some.

There were many painful lessons. And I could have avoided so many of them.

All I needed was a close friend 1-2 steps ahead of me, that’d made those mistakes already, and could tell me how to avoid them.

Cohorts Members at $10M, $100M, or $1B+ in assets are still learning every day. The challenges are different at different levels, but there are always issues, questions, and silly mistakes to be made (and, hopefully, avoided).

We all need a group around us that knows exactly what we’re going through.

With Cohorts we have the simple goal to put together small groups of very successful real estate operators, at similar stages and in similar asset classes, and help them build their companies together.

Beyond the nuts-and-bolts of real estate private equity, we’re out here to have a good time, and build lasting relationships, partnerships and friendships. Private dinners, trips around the country, pickleball tournaments, Cohort retreats.
